LaCour/Anatasoski Proposal: Bait & Switch – Mixed Use to Massive Condos

The Riverwalk is no longer Riverwalk.

The original Riverwalk plan/bait called a mixed use, low rise similar to the ones developed by one of the players,

McGurn – Union Street Station in Gainvesville, FL.

I visited Union Street Station this weekend. And it was a positive experience.

The [switch] is to [3] three massive condo structures probably similar to some of the towers found directly across on S. Atlantic Ave. This will create another S. Atlantic Avenue within Port Orange.

The attached images are similar to what you’re voting on.

It’s not Riverwalk.

  1. Aren’t those buildings beautiful!!? Just shove a park in between them and call it Riverwalk!! I can’t wait!! This is such a great deal for us!! WOW I’m going to spend all of my spare time in their shadow watching all the citizens having a great time in this multi use facility!! And all the people will come from miles and miles away to use it too!! Can you just imagine!!? We will have our own little piece of paradise right here in our home town!! GEE WIZ!!!

    Thanks for the pics. Maybe we could get more than three here in Port Orange?

    This attachment shows in perspective the relative sizes of one of Buddy’s condos and a tree the height of a common telephone pole (spaced as far from the building as the old trailer park is wide).

    • Hey Mike and Tom,
      Maybe we could approach my “education process” a different way. Assume we commit to giving Buddy a cut of the TIF, describe to me or paint a picture of a scenario that would put the tax payers in a worse position than we are today. It may make me understand your position better. We all sometimes use catch phrases or buzz words to describe our positions, but we don’t always detail out our thoughts. Articulate a scenario that we would be damaged by a “no new bond issued TIF deal” for Buddy. Maybe condo’s not getting sold to users, maybe Buddy flipping the property with TIF in place, maybe he gets the TIF deal but never builds the project, maybe…? Pick one that you can walk me through the process of if this happens, here’s how we get damaged. I tend not to take those position papers as law. Who I consider the 3 most successful people I personally know are only high school educated, so, no disrespect to anyone, but I believe common sense is king when it comes to decision making. In my mind, I need to see specific examples that I can say “yes, that could happen here”. This request is done in all seriousness and I am hopeful you take it that way and bring a scenario of specifics. My hope is that you can make a specific case against giving TIF and not against building heights or use. That’s gets to be a preference or opinion that is for a zoning discussion, which is not on the table for TIF discussions.

      • The debacle with Riverwalk is a prime example of the “buddy system” that is in effect in this city. Allen Green has done some good things in the past, but he has lost touch with the big picture. He is looking for a legacy with his name on it! Hope it doesn’t backfire and make it his albatross instead. The citizens of this city should not be blackmailed into giving the developer money in order for him to fulfill his dream! He says if we don’t pay, he won’t develop. Maybe that would be best. We’ve gone this long without Riverwalk being completed, perhaps we need to step back and see if we can do this better. High rise condos are not a good mix for this town.

      • onlooker, I think you are on the right track. I do not have the answers, but I would like to examples spelled out if something went wrong.

        I do not understand why the city has to make a committment now. why can’t LaCour ask for Tif money after builds his condo, or if he builds his condo? What is the need to rush for a committment of 10 million dollars for condos which he might change his mind about building. He changed his mind on building condos in the park, once again. I don’t understand? Anybody?

  3. What about our view in the evenings while we do our work outs back and forth over our wonderful Port Orange bridge, as so so many do. More people work out on that bridge then they do at the YMCA. Goodbye winter sunsets.
